Submitting An Application
When you have found a property that is right for you the Leasing Agent will assist you in completing an application. To verify information, you will need to provide the following with your application:
- Two valid government-issued photo identification
- Proof of income (pay stub, letter from your employer stating your yearly income, bank statements or Notice of Assessment from Income Tax).
- Application Deposit equal to one month of rent in certified funds (Money Order). If the applicant is accepted to lease the deposit is applied to the First Month of Rent. If the applicant is not accepted to lease the deposit is refunded in full.
Once the application and supporting documents are submitted you can expect to hear from the Rental Office within 1 to 3 business days.
A guarantor (co-signer) may be required if an applicant does not qualify independently. This person would be responsible in the event that the resident defaults on their lease obligations. If the resident fulfills their obligation, the guarantor's position is never implemented. A guarantor is asked to complete a Rental Application and will be listed on the Tenancy Agreement (lease) in addition to the tenant.
Signing the Lease
Once your application has been accepted, you will be contacted to schedule an appointment with the Rental Office to sign the Tenancy Agreement (lease). Your first month's rent payment is due on the first day of the lease term. In addition, a refundable key deposit is required. This deposit ensures that the keys are returned at the end of the tenancy.
